What are Patta & Chitta?

Patta is a Tamil Nadu revenue land record connected with the registered holder/landholder details maintained in the land-record system. It commonly contains identifying information relating to the land, such as survey and subdivision details and the recorded holder.

Chitta is a familiar term historically used for village land-revenue records. Today, customers may still say “Patta Chitta” when referring generally to Tamil Nadu land-record extracts. Current government digital systems also provide access to Patta details, A-Register information, FMB sketches and other land records.

These revenue records are useful for checking how land is reflected in the Revenue Department system, but they should be read together with registered title documents and other property records when evaluating ownership.

Important: Patta is not a substitute for a registered Sale Deed, Gift Deed, Settlement Deed or other title instrument. Revenue records and registered conveyance documents serve different purposes.

Patta & Land-Record Services

Patta Transfer

Guidance for updating the revenue record after a valid change in ownership or entitlement, subject to the applicable Revenue Department process.

Patta / Land-Record Check

Assistance in identifying available Patta, survey, subdivision and related land-record details for a property.

Subdivision-Related Guidance

Where a transaction concerns part of a larger survey field, subdivision and survey requirements may need to be addressed.

After Sale Deed

After purchase and registration, owners commonly check whether the revenue record needs to be transferred or updated to reflect the transaction.

Gift / Settlement

A registered family transfer may also require corresponding changes in the revenue record, depending on the property and transaction.

Inheritance / Family Changes

Inheritance and succession-related Patta changes can require supporting records showing the basis on which the change is requested.

Updating the revenue registry

What is Patta Transfer?

The Commissionerate of Land Administration describes Transfer of Registry as Patta Transfer and monitors its progress. In practical terms, a Patta-transfer request asks the Revenue Department to update the relevant land registry based on the applicant's claimed change in entitlement and supporting records.

Identify Property

Confirm district, Taluk, village, survey and subdivision details.

2
Collect Basis

Gather the registered deed or other document supporting the requested change.

3
Review Records

Compare Patta/land-record particulars with the registered property schedule.

4
Apply

Submit the Patta-transfer request through the applicable current channel.

5
Revenue Review

The competent authority may verify records, possession, subdivision or other relevant facts.

6
Track Result

Follow the application and review the updated record or authority's decision.

Preparation checklist

Documents commonly useful for Patta Transfer

Requirements vary by transaction, location and whether subdivision or additional verification is involved.

Ownership BasisRegistered Sale Deed, Gift/Settlement Deed, Partition/Release document, inheritance-related record or other applicable basis.
Existing Land RecordAvailable Patta, survey/subdivision information, A-Register or related revenue details.
Applicant DetailsIdentity, address and contact information as required by the current application procedure.
Supporting EvidenceProperty-tax, electricity, water, possession or other records may be relevant in particular cases; subdivision cases can require additional survey-related details.

An official Tamil Nadu Patta-transfer form specifically asks about possession/enjoyment evidence and, for part-field property, subdivision-fee details. The exact current checklist should be verified for the individual application.

A crucial property distinction

Patta vs Sale Deed

REGISTERED TITLE DOCUMENT

Sale Deed

A registered Sale Deed records the conveyance transaction between seller and buyer and is a central title document for a purchase.

REVENUE LAND RECORD

Patta

Patta reflects landholder/revenue-record particulars maintained by the Revenue Department. A Patta update after a transaction helps align the revenue record with the claimed entitlement, subject to approval.

Think: “How is this land reflected in the Revenue Department records?”

For property due diligence: don't rely on only one record. Registered deeds, EC, revenue records, survey details and other relevant documents may each answer a different question.
The wider land-record picture

Patta, A-Register, FMB & Adangal

Tamil Nadu's land-record ecosystem contains several records. The State's current digital initiatives provide access to Patta details, A-Register and FMB information, while the Revenue Administration also maintains an e-Adangal service.

Patta

Revenue-record particulars associated with the recorded landholder and land parcel.

A-Register

A village-level revenue record containing land particulars. It can provide another layer of information about the survey field.

FMB Sketch

The Field Measurement Book sketch relates to surveyed field geometry and can be important where boundaries or subdivisions need to be understood.

Adangal

A revenue record associated with field/cultivation particulars, especially relevant in rural/agricultural land contexts.

Survey / Subdivision

The survey number identifies the field; subdivision details distinguish portions created or recorded within a survey field.

EC

An Encumbrance Certificate belongs to the registration-record side of property verification and should not be confused with Revenue Department land records.

Questions property owners ask

Patta & Chitta FAQs

What is Patta?

Patta is a Tamil Nadu revenue land record associated with the recorded landholder and land particulars. It is part of the Revenue Department's land-record system.

What is Chitta?

Chitta is a familiar term associated with Tamil Nadu village land-revenue records. Customers often use “Patta Chitta” as a combined expression when asking about land records, while current digital systems also expose Patta, A-Register, FMB and related records.

Is Patta the same as a Sale Deed?

No. A Sale Deed is a registered conveyance document. Patta is a revenue land record. They serve different functions.

Should Patta be transferred after buying property?

After a valid ownership change, owners commonly seek to update the revenue registry so that the land record reflects the new entitlement. Whether and how the transfer applies depends on the property and current Revenue Department procedure.

Can Patta be transferred after a Gift or Settlement Deed?

A registered Gift or Settlement transaction can form the basis for requesting an appropriate revenue-record change, subject to the authority's verification and applicable procedure.

What if only part of a survey number was purchased?

Part-field transactions can involve subdivision issues. The Tamil Nadu Patta-transfer form itself asks for subdivision-fee details where the property is part of a field.

What is an FMB sketch?

FMB means Field Measurement Book. Its sketch records surveyed field geometry and is useful when understanding survey boundaries and subdivisions.

Is an EC enough instead of Patta?

No. EC and Patta come from different record systems and answer different questions. EC reflects registered transaction entries for a search, while Patta is a Revenue Department land record.

Can Patta records be accessed digitally?

Tamil Nadu provides digital land-record services. State digital-government material also describes access to Patta details, A-Register and FMB sketches through current land-record systems.

Can Dhileepan Enterprises help with Patta transfer?

Yes. We can assist with organising the property and supporting documents, checking relevant land-record particulars and guiding the Patta-transfer process. The final decision and record update remain with the competent government authority.
